Scheduled Inspections
Every property is inspected on an agreed schedule depending on how long the home sits empty and what it needs. Each visit follows the same routine, inside and out: roof and gutters, air conditioning, plumbing and water systems, electrical panels, pool equipment, grounds and landscaping, doors, windows and locks. Working from a fixed list means nothing gets skipped because it was a busy day.
Every area is photographed and dated. Anything that has changed since the previous visit is noted against the last set of images, so everything is accounted for, every time.
You receive a written report after every visit.
Maintenance Coordination
When something needs fixing, you shouldn't have to find a contractor from another time zone. Shore Concierge sources local tradespeople, schedules the work, and meets them at the property. Someone who knows the house is on site while the work is being done, not a key left under a mat.
Quotes come to you before anything proceeds. Where the job warrants it, more than one quote is obtained so you can see the range. Nothing is authorised and nothing is spent without your approval.
Work is followed through to completion and photographed when finished, so you can see the result rather than take it on trust.
Hurricane Preparation & Post-Storm Assessment
Storm season runs June through November, and preparation cannot wait until a storm system is named. Ahead of a storm: shutters closed and secured, outdoor furniture and loose items brought in or tied down, drains and gutters cleared, generators and pumps checked, and the property photographed in its secured state.
After the storm passes, the property is assessed as soon as it is safe to travel. You receive a full photographic condition report covering roof, windows, doors, exterior, grounds and interior, along with any damage found and what it will take to put right.
If you need to file an insurance claim, you have dated photographs from before and after.
Vacant Property Monitoring
A closed house does not stay still. Humidity builds, seals fail, pests find a way in, and a slow leak has weeks to do damage before anyone notices.
Regular checks cover water and utilities, air conditioning and ventilation, signs of moisture or pest activity, security systems and access points, and the general condition of the property inside and out.
The purpose is early detection. A dripping valve found this month is a small repair. The same valve found in three months becomes a major project. You are told about anything unusual straight away, not at the end of the month.
Arrival & Departure Preparation
Before you land, the house is opened, aired, and checked. Air conditioning is running, water and utilities are confirmed working, the property is clean, and anything that needs attention has been dealt with beforehand rather than discovered by you on arrival.
Preparation is set to your instructions, and those instructions are kept on file, so you don't repeat yourself every visit.
After you leave, the property is properly closed down: systems shut off or set correctly, the house secured, and a final walkthrough and photographic record taken so the condition on the day you left is documented.
Records & Expense Tracking
Every visit, finding, repair, quote, invoice and approval is recorded against your property in one permanent file.
Contractor invoices are checked against what was quoted and what was actually done before they reach you. Maintenance costs are tracked over time, so you can see what the property is genuinely costing to run rather than reconstructing it from a folder of receipts. You receive organised monthly summaries for your own records.
Over time this becomes a complete history of the property — what has been replaced, when, by whom, and at what cost. That record stays with the home and is worth having whether you keep it or eventually sell.
